Fall Lawn Prep for Topsail Island Properties

May 31, 2026

Lawn crew doing fall aeration and overseeding in Onslow County NC

Aeration: September is the window

Core aeration in late September or early October loosens compacted soil before winter. On sandy coastal lots, compaction happens faster than you'd think — foot traffic, heavy rain, and the natural settling of sandy fill all contribute. Aerate while the grass is still actively growing and can recover.

Overseeding for a denser turf

After aeration, overseeding with a matching grass variety fills in thin spots and gives you a denser turf heading into winter. The seed-to-soil contact from aerator plugs is ideal for germination. Water twice daily for the first two weeks until the seed establishes.

Last fertilizer application

A potassium-heavy fall fertilizer application in early October helps Bermuda and centipede harden off for winter. High-nitrogen applications after September push soft growth that gets burned by the first frost. We use a 5-0-20 or similar potassium boost as the season closes.

Leaf and debris removal

Leaves sitting on Bermuda over winter cause matting, disease, and bare spots come spring. If you have significant tree coverage, a fall clean-up in November or December is worth the investment. We haul everything off-site.
